Property Law Department (Conveyancing and Notarial Practice)

All types of general and specialised conveyancing work, including conventional transfers, estate transfers, sectional title transfers, property development, subdivisions, consolidations, registration of servitudes, township establishment, the opening of sectional title registers, the registration of all types of mortgage bonds, including covering bonds, development bonds, commercial bonds and general and special notarial covering bonds, bond cancellations, releases and all types of applications and endorsements in terms of the Deeds Registries Act.  We also attend to Notarial Authentication/Apostilles in respect of documents for use in overseas countries.

Commercial & General Department

The drafting and reviewing of various types of commercial contracts, including sale of shares and shareholder agreements, joint venture agreements, MOUs, land availability agreements, sale of commercial and residential properties, sale of businesses, leases, supply chain agreements, loan agreements, restraints of trade, and general business-related agreements. We also attend to certain aspects of due diligences.

Wills & Deceased Estates Department and Family Law

We draft Wills, including reporting, and Winding-Up of Deceased Estates. We draft Antenuptial Contracts and attend to Divorces.

Litigation & Collections Department/s

Civil litigation in the High and Magistrates Courts, Motion proceedings and Applications. Undefended and Defended Foreclosure matters.

Collections, Rescissions, and Abandonment of Judgments and Human Rights matters.

Immigration Department

All matters relating to Immigration to SA and within SA; dealing with various types of VISAS services to individuals, businesses, and families, including renewals or extensions and applications for permanent residence.

The practice was founded in 1989 by Joyce Nam-Ford, who has successfully transformed it into a thriving BWO practice. In 2002, it was officially incorporated into a company.

For three decades, we have proudly served as a trusted member of the Home Loans A-panel for ABSA Bank, FNB, Nedbank, and Standard Bank, facilitating the registration of their mortgage bonds.

Our consistent dedication to excellence has led the banks to regularly appoint Nam-Ford as their registration attorneys for their special bond campaigns. Notably, Nam-Ford received prestigious awards from ABSA Home Loans, securing the top position in 2018 and 2019, surpassing all other firms in Gauteng.

Furthermore, our commitment has consistently placed us in the top 20 firms for all banks.

We have significant experience in Property development transfers; including various high-end buildings namely Masingita Towers, Sandton : 2.1.9.6 and Infinité.

FEE STRUCTURE

OUR FEE STRUCTURE

We adhere to a fee structure that conforms to the recommended conveyancing tariff. Specifically, bond fees are assessed based on the bond's value, while transfer fees are calculated in relation to the property's selling price.

In the case of high-volume or bulk conveyancing matters, we are open to crafting a specialized fee arrangement tailored to the specific needs of the situation.

For the Winding-up of Deceased Estates, our fees are established in accordance with the prescribed tariff, amounting to 3.5% exclusive of VAT, computed on the gross estate value.

In the domain of litigation and commercial matters, our billing is based on hourly rates, with charges contingent upon the scope and complexity of the work involved.
